For hosts, owners and property managers
Vacation-Rental & Airbnb Cleaning
Between one stay and the next, the details matter.
Turnovers fit between a guest’s departure and the next arrival. Whether you host nearby or coordinate from elsewhere, cleaning, beds, linens and timing need to work together. We build the turnover plan around your property and confirm the scope before accepting the work.
Call for an estimate. We confirm the agreed work and schedule with you before a visit.
Guest-ready, property by property
More than an ordinary house-cleaning visit.
Vacation-rental turnover combines the agreed cleaning with a guest-ready reset and a defined completion deadline. Properties, beds, supplies and host expectations differ, so the plan needs to be specific.
Cleaning and the guest-ready reset
The property agreement identifies the rooms, surfaces and ordinary furnishings or guest-ready items to clean and reset. Ordinary food and drinks left behind are handled according to your standing instructions, not an assumption that everything should be discarded.
Beds and linen changes
Where included in the plan, we strip and reset the agreed beds using available clean linen sets. We confirm which beds are involved, where the sets are stored and what should happen if usable clean linens are missing.
A clear completion update
The agreed turnover includes completion confirmation and a reasonable set of basic after-service photos. We report obvious visible damage, missing items, low supplies or maintenance concerns noticed while cleaning. This is not a formal inspection or a promise to discover every issue.
These responsibilities belong to the confirmed property-specific scope. A website example does not automatically add a task to every turnover.
The arrangements behind the reset
Agree on laundry, linen storage and supplies in advance.
Linen changes, laundry handling, bed resets and putting clean linens away need to fit the property’s equipment, inventory and turnover window. They are not one unlimited package.
Onsite laundry, when separately included
We agree on the tasks and load limits, working machines, cycle times, products and available time. The plan must also say what happens when laundry cannot be finished before the required completion time. Off-site laundry, pickup and delivery are not part of this service.
Putting clean linens away
Linen put-away or storage organization may be included when separately defined. We establish who provides and replaces the linens, where clean and used items belong, and the handling instructions for the property.
Restocking from your inventory
When restocking is agreed, we use owner-provided inventory according to defined items and quantities. The agreement assigns responsibility for consumables, laundry products, replacements and other supplies. We do not assume purchasing duties or supply the property’s inventory.
A real window between stays
Share the deadline. We’ll review what the window allows.
Short-term-rental turnover cleaning is deadline-sensitive. Checkout, the next check-in, laundry demands, travel and the property’s condition all affect whether a particular turn can be accepted.
Tell us how often same-day turns occur and provide accurate reservation and arrival information. We review the timing and current capacity before confirming an individual deadline. Same-day, emergency and on-call availability are not guaranteed.
An Airbnb or other booking-calendar entry does not automatically reserve a cleaning. Calendar sharing or notifications must be expressly agreed, including how changes are communicated and confirmed. The host or manager remains responsible for accurate reservation information.
We also agree on an authorized backup contact if a timing, access, supply or condition issue arises. A backup contact is not a promise of replacement cleaning staff.
A useful first conversation
Help us understand how the property works.
You do not need to turn your property into a generic package. The estimate and onboarding conversations define the practical details together.
- Share the location, size and layout, number of beds, available clean linen sets, storage and laundry arrangements.
- Explain checkout and check-in times, required completion deadlines, same-day frequency and how reservation changes will reach us.
- Describe restocking expectations, available supplies, approved reset references and any expanded completion-photo or reporting requirements.
- Identify who can approve scope and resolve concerns, along with the host or manager’s backup contact.
Discuss the expected entry and lockup arrangements, but do not send codes, alarm details, key locations or security instructions with a public inquiry. Actual credentials and detailed lockup instructions are collected only after acceptance through the restricted operational process. Assessment photos are optional.
Cleaning support, with clear limits
Know what the turnover plan does not replace.
Guest-ready cleaning supports the change between stays. It is not full property management, guest communication, reservation management or maintenance.
Visible-concern reporting is not a formal property inspection or inventory audit. We do not guarantee damage prevention or discovery of every defect or missing item. Repairs, emergency response and unapproved purchases are not included.
If the actual condition or requested work materially differs from the agreed plan, we explain the difference and seek approval before additional billable work. Any expanded staging, photo or reporting duties must be defined and reflected in the scope and schedule.
Request → Review → Confirm
A personal review before a place on the schedule.
We serve Ennis, McAllister and the Madison Valley. Each rental inquiry is reviewed for its address, scope, timing and appointment capacity.
We also serve McAllister and Madison Valley. Appointment availability is confirmed separately for each request.
After reviewing your request, we’ll follow up with any questions and explain what is needed to prepare the estimate. Optional photos, a call, video walkthrough or onsite assessment may help clarify the work.
You review the proposed scope and price. Granite & Sage then expressly confirms the service and schedule after your acceptance. An inquiry, calendar update, proposed date or customer acceptance alone does not confirm a turnover.

We’ll review the cleaning, linen arrangements and timing with you before confirming what we can take on. An inquiry does not reserve a turnover or completion time.
An estimate request does not reserve an appointment.
